Why do sociologists say housing is both an asset and a home, and how does this dual character explain the tensions built into housing policy?
As an asset, housing carries wealth accumulation, intergenerational transfer, and collateral functions; as a home, it meets basic needs and grounds belonging. Financialization turns housing ever more into a revenue stream, so price growth simultaneously enriches owners and excludes non-owners. States must protect owners' asset values while securing the right to dwell, two goals that conflict, which is why policy oscillates among supply subsidies, rent regulation, and social housing.

Why is housing more than a commodity and a key mechanism of social stratification, and what does the concept of 'housing class' reveal?
Housing fuses consumption with wealth: access to owner-occupied property shapes a family's asset accumulation, children's schooling chances, even marriage prospects, making it central to the reproduction of class position. Rex and Moore's idea of housing classes shows that owners, private renters, and public-housing tenants face starkly unequal access to urban resources, generating quasi-class antagonisms. In China, the move from work-unit allocation to commodity housing turned housing into one of the sharpest channels through which market transition widened inequality.

What did Rex and Moore intend to show with their notion of housing classes, and how does it differ from conventional class analysis?
In their fieldwork on the Sparkbrook district of Birmingham, they found that different routes into housing—owner occupation, council tenancy, private rental—produced quasi-groups with sharply divergent interests and mobility chances. Access to purchase or to the waiting list for public housing positioned people differently in conflicts over housing resources, so residential status itself marked a dividing line. The concept brought consumption-side inequality into class analysis instead of focusing solely on employment relations at the point of production.
